FEDERAL PERMITS
These permits are required by the Federal Government to build in coastal zones. ( All of Las Tunas is considered a Coastal Zone). They are authorized after review and acceptance of an Environmental Impact Report or in Spanish- Manifestacion de Impacto Ambiental o (MIA), for short.

THE MIA
This is a copy of the MIA’s prepared by the prestigious Federal Graduate School in Oceanography; “CICIMAR“(Centro Interdisciplinario de Ciencias Marinas). This Institute is akin to The Scripps Institute in La Jolla , California. These experts (the instructors) in Marine Sciences, studied this ecosystem for almost 3 years, before submitting this Environmental Impact Report to Semernat.

STATE PERMITS
Before a change of the use permit is issued, the Urban Planning and Ecology Department of the State, (Direccion de Planacion Urbana Y Ecologia) must issue a Technical Opinion on the proposed project. In this case, this is the Favorable Opinion of the Use of the Soil , Lotification AND Building and Placement of Homes.

MUNICIPAL PERMITS
The municipality issues authorizations for lotification, subdivisons, change of the use of the soil, and Building permits. And Rights of Water use, among other permits.

Calle mangos signitures to open This is the signature page, of the original parcela owners, to donate 6.5 meters each, on each side of the “proposed” road; so that we could build “Calle Mangos” for the installation of the water and electricity, in 1998; which we did.
OCEAN DEVELOPMENT_BRENDA CASSILAS This is the agreement where Ocean Development agreed to co-operate with the “Colonios”, ( our neighbors), to donate the electricity trunk line , that we installed for the beach houses; from the sub-station in Las Flores, to the now Calles Mangos , at the beach.(5 km.) This agreement was to enable the line, (ie. turn on the electricity in Las Tunas 🙂
THE EJIDO
This town is commonly referred to as the “Ejido of Todos Santos”. The ejido here is comprised of 254 families. They are the founders and have lived here for many generations. The Ejido of Todos Santos are, collectively, one of the largest land owners here. These are their signatures in support of this project.
AS A MATTER OF FACT, IN 2001THE EJIDO OF TODOS SANTOS ASKED POR PRESIDENT FOX’S HELP IN GETTING FEDERAL APPROVALS FOR THIS PROJECT. AND HE DID ASK THE HEAD OF SEMERNAT IN MEXICO CITY FOR HIS PROMPT ATTENTION IN THIS MATTER!
